This is exactly doing what u wanted if I'm right.

Or maybe this: " ?\b(?:(?<=\s)|(?=\s) )"

I'm not sure because you said u want to preserve spaces but u cropped one before and after the strings in your example :)
And the regexp u ended up using doing completely different thing :)
